Offices in a former Victorian workshop in the Black Country are to become a registered building control approver’s new headquarters after a deal sealed by property agency Bond Wolfe.
Vanguard Building Compliance has purchased Eldon Court, a 4,711 sq ft freehold property on Eldon Street, close to Walsall town centre, for £515,000.
James Mattin, managing director of Bond Wolfe, explained that the courtyard property had been converted into five self-contained offices in 1990.
Mr Mattin said: “We are delighted that Vanguard Building Compliance have bought Eldon Court as its impressive new headquarters.
“This property offers versatile accommodation and its close proximity to the town centre made it popular with a variety of potential purchasers.
“Vanguard will now be utilising the property for their own needs and we are looking forward to seeing the property occupied once again.”
Vanguard Building Compliance operates across the West Midlands, with additional coverage in London and Manchester.
Amarjit Swali, director at Vanguard Building Compliance, said: “This acquisition marks a key milestone in our continued growth, reflecting increasing demand for our services and our commitment to strengthening our presence across key regions.
“The new office will act as the company’s main operational hub, supporting both its regional and national activities.
“The premises will be used to accommodate our expanding team, also providing a dedicated space for staff development and training.
“Vanguard Building Contril is focused on investing in people, creating new employment opportunities and maintaining high standards across the built environment.
“We have established links with local universities to offer placement opportunities for students, providing practical, hands-on experience to support the next generation of professionals entering the industry.”
Mr Swali added: “We are grateful to Bond Wolfe for their professional guidance and support throughout the transaction.”
Set back beyond a gated entrance, each property at Eldon Court has its own entrance and is laid out over ground and first floors, with gas central heating and double glazing.
Number 1 extends to 847 sq ft, number 2 to 1,043 sq ft, number 3 to 802 sq ft, number 4 to 974 sq ft and number 5 to 1,045 sq ft, and they share 13 car parking spaces.
Lawyers at Hadgkiss Hughes & Beale provided legal advice for the vendor, while Davisons Law acted for the buyer.
