Leading flex office provider Cubo has continued its strong growth in 2026 with its workspace on Pride Park in Derby now 95% occupied, underlining sustained demand for premium, flexible office space in the city.
Cubo Pride Park Derby opened in July 2024 at Number One Pride Place, the most recognisable office building on Pride Park and the centre of Derby’s largest office cluster.
Following an extensive fit-out, the building was transformed to deliver Cubo’s experience-led, lifestyle-focused workspace model and now offers 18,000 sq. ft of Grade A office accommodation arranged over three floors, with capacity for 450 desks and substantial on-site parking.
It is home to a diverse mix of SMEs, tech firms, and corporate occupiers, including leading law firm Geldards, cyber security consultants Pax8, PFP, and other corporate businesses.
The Pride Park location complements Cubo’s existing Derby workspace at The Old Post Office on Victoria Street, which first opened in March 2020 and continues to perform strongly.
Cubo was founded in Derby in 2020 and has grown rapidly to become one of the UK’s leading providers of premium flexible workspace, with 15 locations including London, Manchester, Leeds, Birmingham, Sheffield, Edinburgh, Glasgow and Newcastle.
Cubo’s flexible offering ranges from hot desking and dedicated desks to private offices and entire floors, all available on flexible terms.
Members benefit from large communal and breakout spaces, private areas, fully equipped kitchens, an inclusive barista service with beer on tap, free networking events and an experienced front-of-house team.
As demand for agile workspace continues to rise, Cubo remains focused on expanding its national footprint while delivering premium, experience-led environments in prime city-centre locations.
Commenting on the strong start to the year, Charlotte Derrick, head of sales at Cubo, said:
“Reaching 95% occupancy at Pride Park demonstrates the on-going shift in how businesses want to occupy space. The traditional long-lease model no longer suits many growing companies.
“Businesses are prioritising flexibility, quality and experience. They want well-designed, amenity-rich environments that help attract talent and foster collaboration – and that’s exactly what we deliver.
“The performance of Number One Pride Place reinforces both the strength of the Derby market and our confidence in continued expansion across key UK cities.”
Cubo continues to transform the traditional serviced office model, providing an experience-led lifestyle offer to meet the changing needs of businesses – from hot desking to a designated desk, private office, or entire floor, all available on flexible terms.
This approach has made Cubo the location of choice for a growing number of SMEs, tech firms, and corporate companies seeking the best Grade A space in their cities.
