Anchor occupier secured at Dynamo Park Stockton

Wilton Developments has agreed a freehold deal with National Highways for 29,500 sq ft at the flagship Dynamo Park development on Cheltenham Road in Stockton-on-Tees.

Work is already underway on the new National Highways combined office and depot with occupation expected by the end of the year. The new facility will be home to 270 full time staff.

Rach Whitfield, development director for Wilton Developments, said: “It’s fantastic to secure such a high-profile occupier as the anchor for this flagship development. It will set a benchmark for a high-quality range of industrial space planned for Dynamo Park.

“We are now on site delivering the infrastructure needed to open up the remaining plots for a further 530,500 sq ft of industrial space at this prime A19 location. The development will drive job opportunities, inward investment and economic growth in the area, capitalising on the lack of available stock in the region for businesses wanting to upgrade their facilities and environmental credentials.”

The National Highways building will be the first development at the site and Wilton Developments has appointed Stainforth Construction LLP to deliver the facility as well as the site-wide infrastructure package, opening up the remaining development plots so they are ready for swift occupation.

Steve Cooke, Director of Estates & Facilities Services, National Highways said: “The development of our new combined office and depot at Dynamo Park will become an important part of our estate supporting our long-term vision of connecting the country.

“As we take over direct operational control of the management of the A19 the new facility will be key in delivering safe, well-maintained roads. We are also consolidating our nearby Darlington office onto the site to ensure we have an efficient estate to support operational delivery which is Better, Greener and Smaller.”

Dynamo Park has the capability to deliver a further 530,500 sq. ft. of industrial, storage and warehouse space on a prime A19 frontage, adjacent to the junction for the popular retail and trade location at Portrack Lane.

The site currently benefits from reserved matters (detailed) consent of 470,000 sq ft of B2/B8 commercial space. Altogether this could foster more than 1,145 jobs on the site, with many more in associated supply chains linked to the scheme.

HTA and Savills have been appointed to market the development.

Carter Jonas has been appointed to represent National Highways’ Project Team.

Wilton Developments is also behind the successful Turbine Business Park in Sunderland and has over 5.5m sq ft of consented industrial and logistics space around the north of England.
