GMI Construction Group breaks ground on £50m Freshney Place redevelopment

GMI Construction Group has broken ground on the transformational £50m redevelopment of Grimsby’s Freshney Place shopping centre – one of the most significant town-centre regeneration projects ever undertaken in North East Lincolnshire.

The scheme, led by North East Lincolnshire Council (NELC) and supported by £20m of Government funding, will see Freshney Place transformed into a modern, mixed-use destination drawing together retail, leisure, healthcare, and community spaces.

The project is intended to boost local footfall, stimulate inward investment and support the port town’s long-term economic and social renewal.

Construction follows earlier phases of enabling works delivered by GMI, including internal strip-out activity and initial demolition preparations. The next stage focuses on new build elements, including a contemporary market hall, commercial and leisure units, a new cinema, redesigned public square, and improved facades and frontages.

Representatives from GMI Construction Group joined Cllr Philip Jackson, leader of NELC, alongside Queensberry and Freshney Place, to mark the start of full construction with a ground-breaking ceremony.

Cllr Philip Jackson said: “This groundbreaking marks more than the start of construction; it marks a renewed sense of purpose and pride in our town. We’ve listened to our residents and shaped this development around what our community truly needs.

“The project is on time and on budget and we are delivering on our promise, to deliver a destination that is about more than shopping but also leisure and entertainment. It’s also going to be an important contributor to our local economy creating jobs and opportunity. It’s a powerful example of how public leadership and private partnership can come together to drive positive, long-term change.”

Since NELC acquired the shopping centre in 2022, the redevelopment plans have already begun to restore confidence in the area, prompting growing interest from new operators.

Paul Sargent, founder of Queensberry, NELC’s Strategic Development Partner for the project, added: “Our role is as much about rebuilding confidence in Grimsby as it is about regenerating and creating a new space for the community. By providing a modern, multi-functional focal point within the town centre that blends shopping, leisure, and essential services like healthcare, we’re meeting real community needs and encouraging fresh investment. This project will be a catalyst for lasting change not just physically, but emotionally and economically.”

Ed Weston, GMI’s Regional Director for Yorkshire, said: “The start of construction is a significant milestone for all involved, and we are extremely proud to be supporting the council on the delivery of a scheme that will unlock new opportunities and create long-term and far-reaching change for the area by boosting the economy, creating jobs and creating an attractive and vibrant destination.

“With a proven track record in construction excellence, GMI is committed to maintaining the highest standards throughout every phase of this project. By working collaboratively with NELC, Queensberry and other stakeholders, we are focused on creating a destination that the community can take pride in.”
