Areli secures consent for £500m Maidenhead shopping centre

The Nicholson Shopping Centre in Maidenhead has received unanimous consent from the Royal Borough of Windsor and Maidenhead for redevelopment. The £500 million scheme, brought forward by Areli Group and Tikehau Capital, will transform the existing shopping centre and surrounding land into a vibrant new town centre neighbourhood for Maidenhead.

The Nicholson Quarter is the second significant planning approval for the partners in recent months, after receiving approval for Brentford Works in September, and the two schemes will deliver over 1,700 new homes alongside over 250,000 sq ft of commercial floorspace.

The mixed-use development includes 755 new homes, 101 senior living homes, high-quality office and workspace and over 55 new shops, bars and restaurants, all set within more than 1.65 acres of public realm.

The redevelopment of the shopping centre will also deliver sustainability measures such as a 66% carbon saving against 2021 baselines, new trees, a modern town centre car park with EV charging, improved pedestrian and cycle connections and substantial investment into Maidenhead’s economy through an estimated £11.6m of additional annual local spending.

The Nicholson Quarter is the second in a series of four major, residentially led planning applications the Group expects to be determined within the next six months, which also include a mixed-use scheme in Chiswick and a 54-storey tower near Canary Wharf. With Brentford Works and Nicholson Quarter together, Areli Group has achieved consent for over 1,000 new homes in just over two months.

In total, the pipeline of schemes includes over 3,000 residential units, c.1m sq ft of mixed commercial and together have an estimated development value of £2.3bn.
