Strong occupier demand is being seen for eight units at Long Acre Trading Estate in Aston, Birmingham following the completion of an extensive £3 million refurbishment programme.
The eight vacant units can satisfy requirements from 5,100 sq ft to 25,700 sq ft in size, with the site offering a total of 61,909 sq ft across light industrial and ancillary office space.
Following the recent refurbishment works, the units have new roofs, LED lighting, CCTV monitoring, EV charging points and enhanced sustainability credentials. Long Acre Trading Estate is an ideal location for light industrial, trade counter and last-mile logistics uses.
Located on a 3.79-acre secure site at the southwestern end of Long Acre, the estate is just one mile from junction six of the M6, three miles from the city centre and 12 miles from Birmingham Airport.
Long Acre Trading Estate was bought by US-based real estate and asset management firm The Ardent Companies (Ardent) in 2022 as part of a wider portfolio acquisition. The completed refurbishment was part of the firm’s wider asset management strategy for the site, delivering improved facilities and specification to make the units suitable for modern uses and occupiers.
Andrew Hilston, Managing Director for Ardent, said: “With the refurbishment now completed, Long Acre Trading Estate is ideal for any business requiring access to central Birmingham, the wider West Midlands region and the national motorway network. Light industrial and last-mile logistics units of this quality and location are increasingly hard to come by, and as such we are anticipating considerable demand from both local and international businesses for the space.”
Box4 and Harris Lamb are the retained leasing agents for Long Acre Trading Estate. M7 is the asset manager.
