Two deals completed at multi-million pound Malton business park

Two significant deals have now been completed at the first phase of the 30-acre Eden Business Park near Malton.

The multi-million pound business park, which is located immediately off the A64 by the Pickering Road (A169) junction by Eden Camp, is set to create 600 new and sustainable jobs.

The first phase of this mixed industrial and office development comprises top specification warehouse accommodation totalling 40,000 sq ft in two terraces with four units of 5,000 sq ft and two units of 10,000 sq ft each.

The new occupiers are CommScope, a company that has taken a 10-year lease on Units 5 and 6, totalling 20,000 sq ft, together with approximately 0.5 of an acre of adjoining hard-standing land; and Eurofins NDSM Ltd, who have taken a 10-year lease on the 5,000 sq ft Unit 1.

15,000 sq ft of quality warehousing space is still available in three units of 5,000 sq ft each, as part of this first phase of the development.

Yorkshire-based developers CDP Marshall are delighted that the business park, the largest speculative development in the area during the past 10 years, is proving popular, fulfilling a pent-up demand for quality industrial units with offices.

Miles Lawrence, director of York-based property consultants Lawrence Hannah, who are marketing Eden Business Park, explained: “This is a very important development for the Malton area. This initial speculative first phase has provided six high-quality industrial warehouses, in a superb location, with easy access to York, the East Coast and to Yorkshire’s excellent motorway network.

“The two deals that have been completed, totalling 25,000 sq ft, are a resounding endorsement of Eden Business Park and a vindication of CDP Marshall’s brave decision to develop speculatively in challenging economic times. There is strong interest in the remaining units, and, given the success of Eden Business Park so far, there is also a potential new phase of construction,” said Mr Lawrence.

When the development was completed this summer, Malton councillor Lindsey Burr commented: “As a county and district councillor for Malton, I’m delighted to see the construction of the business units. Hopefully this will encourage more jobs, business, economic viability and investment into Ryedale.”

Gary Housden, head of planning at Ryedale District Council, added: “The Eden Camp development site was approved a part of the Malton Cluster sites put forward in 2015.

“Infrastructure built at the site – new roads, roundabout and drainage facilities/lagoon were installed following the grant of reserved matters approval and assisted by LEP funding.

“The business park features a vibrant, highly-landscaped, semi-rural environment with infrastructure works such as access roads and a roundabout already in place. These works have been part funded by a £2.1m grant through the Local Growth Fund,” he added.

The grant was awarded by the York, North Yorkshire and East Riding Local Enterprise Partnership (LEP) after a bid was put forward by CDP and Ryedale District Council.
