Lack of industrial space in Bristol sees rapid letting of unit

The lack of industrial space in Bristol has been underlined by the recent letting of an industrial unit in just a month by Colliers International.

The 3,430 sq ft premises at Unit 4 on Longbrook Trading Estate, off Ashton Vale Road in South Bristol, had been brought to the market on October 27 and the letting was completed by November 30.

It has been leased to Warmley Windows on a five year term with a break option at the end of the third year of the term, at the quoting rent of £5.85 per sq ft. It was previously let in April 2015 at £5.30 per sq ft.

“These small units are always in high demand, and we typically expect a void period for up to six months,” said Ben Cronan, from the Industrial and Logistics team in the Bristol office of Colliers International.

“The fact that this unit was let in a month at the quoting rent underlines the shortage of industrial stock in the Bristol area, and the fact that prospective tenants are prepared to act decisively to get deals done.”

The end of terrace warehouse unit, which has an eaves height of 19ft, includes a small office with adjacent WC and five parking spaces.

Colliers International acted on behalf of Delaney Estates. Warmley Windows was unrepresented in the deal.
