Weston office building sold to two doctors’ surgeries

Acting on behalf of Western Power, property consultants Alder King have sold the freehold interest of 168 Locking Road in Weston-Super-Mare to two local doctors’ surgeries for an undisclosed sum.

Dr Clarke & Partners and Dr Haggerty & Partners have secured Change of Use consent from offices to D1 on the 14,381 sq ft (1,336 sq m) property which was formerly the Weston headquarters of Western Power and subsequently occupied by North Somerset Council.

The two practices have commissioned a major refurbishment programme to make the building fit for purpose and will move into the medical centre next summer 2013.

The sale of 168 Locking Road is the latest in a series of high profile property deals in Weston, says Simon Price, head of agency at Alder King in Bristol.

“While the regional commercial property market remains challenging, Weston is punching above its weight with a number of significant deals,” he says. “We are pleased to see this prominent building in the centre of the town find a new lease of life as a medical centre.”

Recent activity in the town includes Knightstone Housing Association’s development of a new regional headquarters at Weston Gateway and the imminent completion of phase one of the £45 million Dolphin Square retail and leisure redevelopment which includes a new Holiday Inn.

Richard Taylor, senior director at GVA’s specialist primary care team, representing the New Court and Longton Grove Partnerships in the joint purchase, said,
“This facility will provide a superb modern GP surgery for local patients with easy access and on site car parking, and a pharmacy.”

Alder King represented Western Power and GVA acted for both doctors’ surgeries.
