Pre-sales set the tone for Heron Court

Construction is now well underway this month (September) at Heron Court, a new development of twelve industrial/warehouse units for sale or to let at Eagle Business Park, Yaxley now that planning permission has been granted.

Confirmation of the launch of this latest development of commercial units, which comes forward in the second phase of Eagle Business Park’s expansion, comes from Barker Storey Matthews (now part of Eddisons) who remains the sole agent under instruction.

Six units at Heron Court have been pre-sold, leaving six units available for sale or to let on terms by negotiation, in sizes from 1,275 sq ft to 5,300 sq ft, with the agent advising that units can be combined to suit occupiers’ requirements.

All the units at Heron Court are of steel portal frame construction, with front panel cladding and glazing to the frontage. With an eaves height of six metres, all units have LED lighting, cable ducting for fibre optic broadband installation and electronically operated, sectional overhead doors to access the warehouse areas.

Eagle Business Park, which fronts on to Broadway in Yaxley, was established in 2010 and the first phase was soon successfully developed to occupy its original 25.7 acre site. The second phase of the park’s development, on a further 18.3 acres to the rear of the original site, began two years ago (2017) and Heron Court is the most recent addition to the development, joining companion developments Harrier Way and Peregrine Court where only four and three units remain available, respectively.

Now a busy and high profile business location, Eagle Business Park is three miles from Junction 16 of the A1(M) at Norman Cross and, with access to Peterborough’s Parkway system, the city centre is two miles to the north east.

Both phases of Eagle Business Park see a good mix of trade counter, light industrial, showroom operators who occupy their units in either freehold or leasehold tenure.
