Ladbrokes relocate to Kingsway House

Acting on behalf of their retained clients, Scottish Widows Investment Partnership (SWiP), property advisors Jenkins Best and DLP Surveyors have successfully negotiated and agreed a new letting to Ladbrokes at Bridgend Industrial Estate. Cooke & Arkwright acted on behalf of Ladbrokes in the deal.

Ladbroke’s has agreed a new long term Lease for 800 sq ft within Kingsway House in a relocation from the former Pied Piper public house site which is due to be redeveloped. The new letting involved the Landlord redesigning and reconfiguring office accommodation to provide a suitable unit to fit Ladbroke’s requirement. The new prominent shop unit has been finished to a high specification tailored to the incoming tenant’s needs. The deal underlines strong occupational demand for this location and the continued popularity of the estate.

Commenting on the letting, Anthony Jenkins of Jenkins Best, said: “This deal shows our client’s proactive management approach. They were keen to attract a quality tenant into their portfolio and put a considerable amount of time and effort into this project which was completed on time and to the satisfaction of Ladbrokes. Bridgend Industrial Estate continues to be one of the strongest performing and highest profile estates throughout South Wales.’’

Michael Bruce of DLP Surveyors added: “The letting also coincides with strong interest for the traditional industrial/warehouse/trade counter units on the estate. Our client continues to have a fresh and positive approach to accommodating new and existing tenants’ occupational requirements.’’

Alex Kalebic of Cooke & Arkwright said, “Our clients had to relocate and we needed to find them an equally prominent location. These premises are sited directly opposite Nat West, Lloyds, TSB and Barclays banks.  Following a successful Change of Use application, Ladbrokes is now in occupation and achieving continuous trading in this location.”

Bridgend Industrial Estate is owned by Clerical Medical Investment Group and fund-managed by Scottish Widows Investment Partnership.
