Third floor fully let at 6 East Parade, Leeds

CPPGroup Plc has relocated from its York base to one of Leeds’ largest office refurbishments – the international assistance business has signed a deal at 6 East Parade on a 10 year lease for 8,008 sq ft of space on the third floor of the building.  The third floor is now fully let.

This latest deal follows the 13,886 sq ft letting on the top two floors to global communications agency, Dentsu Aegis Network, which completed last year and was fitted out by CBRE’s Leeds Building Consultancy team.  Works included the construction of contemporary offices and meeting rooms over two floors.

6 East Parade offers a total of 45,638 sq ft of office space with 23,744 sq ft remaining to let and follows a £3.5 million investment programme by the joint venture partnership of Bridges Fund Management Ltd, the specialist sustainable and impact investor and Evenacre to transform the property to Grade A offices, delivering cutting edge accommodation over 7 floors with secure basement parking and an external courtyard.

CPPGroup Plc, which operates in the UK and internationally selling life assistance products primarily in the financial services and telecoms sectors, has opted for the exposed soffit finish on the 3rd floor of 6 East Parade, a creative finish designed to provide maximum comfort to staff. The new Leeds office will be occupied by 35 staff, who have relocated from the York HQ.

The redevelopment has enhanced the 6 East Parade environment with a state-of-the-art cladding system and newly glazed floors which provides views over the City’s skyline and Park Square.  An extended ground floor entrance provides staff and visitors with a high quality professional environment where meetings can take place.

The current pedestrian archway between No 1 East Parade and 6 East Parade has been reconfigured to offer a bespoke occupier amenity space with outdoor seating and lighting, ideal for informal meets.

Located on the City’s main loop road network and with Leeds City Train Station and Trinity Shopping Centre just a short walk away, 6 East Parade occupies one of the most coveted addresses within Leeds City Centre.

Jason Walsh, CEO, CPPGroup Plc commented:

“Moving the Group’s corporate centre to Leeds is an important step in our ongoing transformation programme.  Being located in the city centre will give us all the benefits that Leeds can offer, from excellent access to talent in the marketplace to being in the middle of the fastest growing financial services and technology centre in the north of England. The office will provide a fresh and energetic working environment which will help us to create the right culture to take our business to the next stage of its development.”

Alex Hailey, Associate Director of CBRE’s Office Agency team said

“We are delighted to secure CPP on the third floor of 6 East Parade, which is one of the finest business addresses in Leeds, ideally situated within the traditional commercial and financial core.

“The restoration of this building is superb and the creative finishes are designed to deliver a great first impression.  It offers an enviable working environment, providing the perfect experience for  staff, attracting potential employees and customers alike,” continued Alex Hailey.
