Major refurbishment of Nine Brindleyplace spearheads investment programme

The evolution of commercial office stock at Birmingham’s landmark Brindleyplace development is continuing with the major refurbishment of the 51,700 sq ft Nine Brindleyplace.

Situated on the award-winning Oozells Square, Nine Brindleyplace has been earmarked for a comprehensive £4 million refurbishment, ensuring the building continues to meet the needs of contemporary occupiers.

Taking in all aspects of the building, the works will encompass both interior and exterior spaces. The main entrance will be re-clad and feature new signage and exterior lighting, while the reception will be fully refurbished with high quality finishes and new furniture.

The entrance space will be repositioned and expanded through the realignment of an existing staircase leading to the first floor, increasing the available reception floorspace and whilst delivering a stylish informal working and visitor waiting area.

A first floor courtyard accessed directly from Oozells Square will be enhanced to create an appealing and desirable space for tenants, while a private roof terrace will be developed for occupiers of the fourth floor suite.

All vacant suites will be refurbished, with exposed services taking advantage of the impressive floor-to-ceiling heights within the office spaces and a new air conditioning system will be installed to improve occupancy densities.

The estate is asset managed by Hines UK on behalf of owner clients of HSBC Alternative Investments which acquired the portfolio earlier this year.

There is currently only 29,500 sq ft of space currently available to let in the building across the fourth, third and part of the second floors.

The refurbishment works will begin shortly and are due to be completed by the first quarter of 2018.
