Clarion Housing Group takes premier suite at Birmingham’s Lombard House

The Birmingham office of Europe’s largest housing association, Clarion Housing Group, has completed a letting for the 7th floor at Lombard House.

Clarion Housing Group will be relocating from its existing space at the Gee Centre in Aston to Lombard House, which fronts Great Charles Street Queensway in Birmingham city centre.

Totalling 4,275 sq ft, the suite affords great views of Birmingham’s skyline and has been secured on a 10 year lease at £20 per sq ft.

Originally built in the 1930s and fully refurbished following its acquisition in 2015, landlord AG Dunedin has secured a string of 11 deals at Lombard House since taking ownership, capturing both renewals and new leases across 35,560 sq ft. Only one suite of 1,959 sq ft is currently available in the building.

“Lombard House was the first building on the estate to receive a full refurbishment, following our strategy to deliver desirable contemporary workspaces specifically suited to smaller occupiers, while enhancing and highlighting the building’s original 1930s features such as exposed pipework and parquet flooring.

“Since completing the refurbishment we have seen a sustained period of letting activity, demonstrating the continued demand within the Birmingham market for smaller, high quality suites.”

The largest housing association in Europe, Clarion Housing Group has over 125,000 properties across 176 local authorities.

The letting was completed by GVA, which are joint agents on the building alongside LSH.

The Great Charles Street estate is a portfolio of buildings – including Lombard House, Charles House, 154 Great Charles Street and Crossway – acquired by AG Dunedin from Aviva in 2015. The estate is framed by Newhall Street, Lionel Street, Summer Row and Great Charles Street Queensway, a main arterial route that connects to the A38 and national motorway network.

The estate also benefits significantly from its proximity to New Street and Snow Hill railway stations and situation adjacent to the Paradise development which will open new pedestrian routes to the city centre in summer 2017.
