A new, purpose-built business park in Cross Hands, Carmarthenshire has attracted a seventh tenant with national commercial property consultancy Lambert Smith Hampton (LSH) marketing the development and negotiating the terms of the deal.

New Directions, a care provider based in Wales, has taken a 1,300 sq ft office suite at Llys Y Barcud in Heol Parc Mawr on flexible lease terms and at a rent of £12,000 per annum.

Llys Y Barcud is a two-building scheme that was built speculatively in 2015 by a local private developer. The 10,500 sq ft business park achieved a BREAM Excellent rating and offers suites in a variety of sizes over two floors that suit micro businesses as well as SMEs.

New Directions offers a comprehensive range of care services to individuals within their homes and their local communities and is part of a group of companies with a combined turnover of over £25 million.

Some 150 staff are employed in offices across the UK in towns and cities that include Aberystwyth, Bangor, Bridgend, Bristol, Brynmawr, Liverpool, Manchester, Swansea, Wirral and Wrexham and now Cross Hands.

New Directions joins six other companies at the park which now stands at 88 per cent occupancy with just 1,270sq ft of space remaining and in units of various sizes.

The other tenants include Cycle Specific, a cycling coaching and fitness testing business, To Dare Is To Do Ltd, a clothing manufacturer for Lovell Rugby, Sauro Architectural Design and Angel Springs water coolers, Equinox a physiotherapy centre and ND Care and Support.

“We’ve been very pleased with the uptake of units at Llys Y Barcud so far and confident of filling the scheme soon given the interest in the last remaining units,” comments Tom Rees of LSH’s Agency team.

“A mix of ample parking coupled with modern, well designed buildings and good value occupational costs certainly appeals to the SMEs market. The take up also endorses a demand for good quality space created by small speculative developments like Llys Y Barcud.”

Rees says that the Cross Hands area is strong strategically given its excellent transport links both west and eastwards along the M4 corridor.

The Cross Hands Business Park can be reached via dual carriageway from both directions of the A48 which provides access to Carmarthen 12 miles to the west and Swansea 14 miles to the east.

Other business operating in the Cross Hand area including the Cross Hands Food Park include Leekes, County Cycles, Home Bargains and Tile & Bath co etc.
