Speculative development to relieve Bath’s acute office shortage

Work has begun on the remodelling of the vacant office building at 20 Manvers Street in central Bath.

Owner West Midlands Pension Fund has commissioned a comprehensive refurbishment and re-modelling of the existing building to provide 45,136 sq ft of high specification office space. The extensive works, designed by local architects Stride Treglown, will involve the creation of a new spacious reception area and the addition of a new fourth floor. This additional accommodation will have full height glazing with panoramic views across the Bath skyline to the countryside beyond.

Air conditioned office floors from 7,717 sq ft up to a total of 45,136 sq ft will be created with car parking, extensive cycle parking, new shower facilities and drying room available to the ingoing occupiers.

Property consultant Knight Frank has been appointed to advise the owner in marketing 20 Manvers Street.  Knight Frank partner Martin Booth said: “It is widely acknowledged that there is a dramatic undersupply of quality office space in Bath. Completion of this project in March 2017 can only help to alleviate this problem.”

Martin added: “The new top floor will be, without doubt, the best office accommodation available in Bath. Little wonder initial levels of interest have been so high.”

20 Manvers Street is adjacent to the city’s Southgate Shopping Centre and within 100 metres of the railway station and The Vaults Dining Quarter.
