LSH courts interest for town centre investment opportunity

A former police station site and court house in Ammanford, Carmarthenshire is being offered as an excellent development opportunity as part of the town’s wider regeneration programme.

Carmarthenshire County Council via property consultants Lambert Smith Hampton (LSH) are inviting informal bids for the 0.43 acre brownfield site which is centrally located on the corner of College and Margaret Street.

“This is a superb opportunity as the site has been cleared and levelled apart from the former Court House Building which is vacant and in good condition and spans 2,347 sq ft,” says Tom Rees of LSH’s Agency team.

Consideration will be given to proposals for residential, commercial activity, restaurants, cafes and other forms of leisure activities. The closing date for bids is Thursday 7th April 2016.

Ammanford is a primary town in the county and is one of the six transformational projects that the Council is prioritising over the next 15 years. Carmarthenshire Council will be working with other public sector partners and the private sector to lever significant investment into the town which will create over 5,000 new jobs.

Cllr Meryl Gravell, Executive Board Member, commented “The sale of this site forms a key part of the overall regeneration strategy that aims to revitalise the town centre and we’re very much looking forward to seeing what interest LSH generates particularly as the site offers such flexibility.

“I believe Ammanford is an important town within the Swansea Bay City Region and the activity will build on the town’s situation as a primary local service centre serving the Amman Valley and wider hinterlands.

“It is an important focal point for healthcare, education, employment and retail as well as providing a town centre experience for local communities. The regeneration activity incorporating the sale and development of the court house building and site will add to the prosperity of the area as well as making a significant contribution to its economic growth.”

The site is located a short walk away from the main pedestrianised retail core, situated at Quay Street. To the south and east of the town centre, a number of large retail developments have also added to Ammanford’s commercial core. The area is supported by good road communications with the A483 providing access to the M4 motorway approximately 8 miles to the South. To the west lies the town of Carmarthen, whilst Swansea sits approximately 17 miles to the south east.
