Speculative Doncaster development proves popular

One third of a speculative business park currently under construction in Doncaster has already been let to new tenants.

Investor Carnell Management Services has capitalised on research highlighting the lack of available small to medium-sized accommodation in the region with the development of 13 units from 2,000 to 12,373 sq ft at Bullrush Business Park.

Construction work on the project, which is partly funded with a £1.4m grant from the European Regional Development Fund, started in January 2015 with completion expected later this month.

Doncaster-based Danum Well Services has taken three units totalling 6,000 sq ft to relocate and expand its operations while suppliers to the engineering industry Signet Industrial Distribution Limited has concluded the agreement lease on a 6,000 sq ft unit.

Rebecca Schofield, partner at the Sheffield office of Knight Frank, joint agent alongside PPH Commercial, said: “The site represents a significant opportunity for smaller to mid-size businesses seeking quality industrial space and facilities.

“We are seeing an encouraging level of market demand in the scheme and are confident the business park will be fully occupied by local and regional businesses shortly.”

Knight Frank’s Logistics and Industrial Commentary report has highlighted a critical shortage of small to medium sized industrial units across the South Yorkshire region, prompting Carnell Management Services to further speculatively develop.

Ian Brooks, divisional director at the Doncaster office of PPH Commercial, said: “This is one of very few industrial and distribution schemes to have emerged in Doncaster post recession and is well placed to appeal to upwardly mobile relocators requiring easy access to the region’s motorway network and modern performance driven premises with excellent image potential.”
Bullrush Business Park forms part of the existing First Point Business Park, sited off White Rose Way, just half a mile from Junction 3 of the M18.

Big name industrial, office and retail occupiers already established in the area include One Call Health, Unipart, DHL, Amazon, B&Q and Morrisons, which has opened a new superstore.

Bullrush Business Park, includes fitted office accommodation and secure yards to the larger units, it is located adjacent to J3 M18 and 5 minutes away from the M1 and M62 intersections, two miles from Doncaster town centre and five miles from Robin Hood Airport.
