Sale of space to Travis Perkins spurs St. Modwen into more spec development in Worcester

St. Modwen is pushing ahead with more speculative development at Great Western Business Park, Worcester, having recently agreed terms to construct a new unit for builders merchant Travis Perkins.

The UK’s leading regeneration specialist has lodged plans with Worcester City Council to build a further 60,000 sq ft of new employment space. St. Modwen already completed 25,000 sq ft of speculative warehouse and light industrial units earlier this year.

Travis Perkins has agreed to acquire a 13,600 sq ft builders merchant facility at the business park, which has an excellent location, just off Tolladine Way, less than a mile from Worcester City Centre and close to Junctions 6 and 7 of the M5.

The next phase of development – St. Modwen’s third and final at Great Western Business Park – will consist of eleven speculative units, ranging from 3,500 to 32,000 sq ft, and responds to ongoing demand from businesses seeking new warehouse and light industrial space in the Worcester area.

Jonathan Green, development surveyor at St. Modwen, said: “The first phase of development has been fully occupied since 2012. The second phase includes a new fire station for Hereford & Worcester Fire Authority and 25,000 sq ft of speculatively-built employment space.

Elsewhere in the Midlands, at Whitley Business Park in Coventry, St. Modwen has also completed a land sale to Travis Perkins, coupled to a build agreement for a 214,000 sq ft, multi-million pound regional distribution centre at the site. Travis Perkins’ decision to acquire space at Great Western Business Park offers further endorsement from the builders merchant for St. Modwen’s sites.

Companies already based at Great Western Business Park include car parts and accessories distributor Euro Car Parts, additive manufacturers Materials Solutions, vehicle and wearable technology distributor Nemesis GB, automotive parts distributor Andrew Page, self-storage company Storage King and Altaras International, providers of precision components.

Also in Worcester, St. Modwen owns and manages the 275,000 sq ft Shrub Hill Industrial Estate, which has more than 90 occupiers, and Nunnery Way, a 19 acre site on which it is developing employment, showroom and leisure space.

On the residential side of its business, Gregorys Bank, a St. Modwen Homes’ development located just two miles from Worcester city centre, boasts a collection of two, three and four bedroom properties, with a range of house designs to choose from.
