Solihull’s retail investment ripples out to commercial sector

The enormous investment into Solihull’s retail and leisure sectors is also having a positive effect on other areas of the town’s property market, with commercial agents noticing a significant uplift in interest for offices of all sizes.

The news comes as agents acting for The Courtyard office development in Solihull town centre have announced that three new lettings have just completed.

The Courtyard scheme provides office accommodation across nine buildings, all of which have received a comprehensive refurbishment and are proving popular to a wide range of professional firms working across regional, national and international marketplaces.

Charles Warrack, head of agency at Johnson Fellows, said: “Over the last two months we have noticed a considerable uplift in enquiries for high specification Solihull offices. Interestingly many of these are from firms already based in the Midlands but looking to expand into Solihull in order to align themselves with the vibrant and affluent reputation of the town. With so much investment going into the area many businesses want to have a base in Solihull in order to capitalise on that for both their employees and their clients.”

Davisons Solicitors is one such tenant who have taken 1,275 sq ft of ground floor space in 4 The Courtyard, adding to their existing base in Edgbaston. They join Floream, the online learning specialists, who are relocating from Sheldon having leased 1,384 sq ft in number 1 and Cambridge Carbonates who have leased 1,939 sq ft on the second floor of number 4.

Dr Joanna Garland, consultant geologist for Cambridge Carbonates explained: “Our lease expires on our current premises in September but we have no room to expand. We wanted to stay in Solihull but upgrade to larger, higher specification offices as it is perfectly situated for our employees with great transport links and has superb amenities for our employees on the doorstep. The Courtyard is ideal for us and we are already excited about moving in, in August.”

Jonathan Carmalt, JLL, said: “With an enviable position at the heart of the town centre combined with parking and a Grade A specification, The Courtyard is perfectly placed to tap into demand from occupiers looking for a Solihull base with all the trimmings.”

Suites at The Courtyard are available from 1,000 sq ft, with self-contained buildings up to circa 9,500 sq ft.  Current occupiers include Handelsbanken, Complyserve, Millichips Solicitors, Tactile Technology, Orbit (Underwriting Agencies) Ltd and Accuvision.

Situated off the Warwick Road, with Mell Square shopping centre directly opposite the development, The Courtyard’s central location within Solihull places it only half a mile from Solihull train station and just 1.5 miles from Junction 5 of the M42. There is also a very high parking ratio for a town centre location, at one space per 300 sq ft.
