Town centre shop and homes sell for asking price

An interesting Grade II listed building at the heart of historic Wilton has been sold with an asking price of £250,000 freehold.

Property consultancy Myddelton & Major successfully negotiated the sale of 1a Silver Street & 3 South Street to the Salisbury-based family firm of building contractors, Saul Bros Developments Ltd.

Myddelton & Major partner Dean Speer said: “There was strong interest from a range of builders and developers for this interesting property.

“It has a mix of retail and residential and offers a great investment opportunity with scope for mixed use development and refurbishment.

“That we had such demand for this property – overlooking the Market Square and at the heart of the bustling town – shows a great confidence in both the retail and residential sectors.”

The Grade II listed building is arranged as a ground floor shop with three residential units on the ground, first and second floors to the rear.

There is a further two storey workshop/storage building, that was partly let as a studio flat, (3 South Street), which has refurbishment/redevelopment potential, subject to the necessary consents.

The current retail tenant is Wilton Kitchens whose six-year £8,250 per annum lease was set in 2008. Nearby leading national occupiers include Lloyds Bank,Co-op, One Stop and Lloyds Pharmacy.

Dean said: “It’s important to get the strategy right for marketing a property such as this.

“We are frequently asked to advise on such properties and this is another successful sale outcome.”
