Bond Wolfe’s record month as demand for Black Country commercial property surges

Black Country commercial property specialists Bond Wolfe have notched up a record month in June after just three weeks!

The surge in deal making has led to the recruitment of two new fee earners who are joining the firm in July.

The latest hat-trick of deals to be announced includes 262 High Street, West Bromwich, the former Co-op bank premises which has been let on a new five year lease on behalf of a London investor client.

The well located retail unit with high quality refurbished offices above, has been let to NGC Logistics who will be relocating there as their new head office.

Bond Wolfe has sold Sarai House, Albion Road, West Bromwich, for £270,000 to RLW Roofing, a 5,500 sq ft warehouse described by managing partner James Mattin as a classic example of the size that is heavily in demand by owner occupiers.

“Demand in this sector is outstripping supply at present as the market remains extremely buoyant,” he said.

And a specialist bike shop is being opened by a new tenant at 11 Bridge Street, Walsall, which has been let on a new five year lease. This leaves only one unit left in the parade as further evidence that demand for retail space has returned to Walsall.

James Mattin said: “These deals complete as yet another freehold instruction has gone under offer in the same week as we put it on the market.

“We have also just been instructed on three prominent development sites and a £600,000 investment opportunity in Birmingham city centre on behalf of another London based client.

“Our acquisition work is also bearing fruit and we have secured over £4 million worth of acquisitions on behalf of clients in June,” he said.

The latest announcements follow the £180,000 sale of a shop in Erdington High Street to a local investor, Sevacare taking 1,750 sq ft at Hagley Court in Edgbaston, and a Caribbean buffet restaurant let in Dudley Street, West Bromwich.

Unit 9 Millard Industrial Estate in Albion Road, West Bromwich, went under offer within 24 hours of going on the market, and The Cake Box purchased 117 High Street, West Bromwich, for £180,000.
