The Maltings to develop additional self-managed and serviced office space

An iconic Grade II listed building in the heart of Cardiff has announced it will be developing 25,000 sq ft of vacant space into new offices due to increasing demand.

The Maltings, which is located close to the city centre and Cardiff Bay, is expanding and creating both self-managed and serviced offices as a result of existing tenant feedback.

Work has started on the third floor of House Three at The Maltings to create a mixture of two, three and four person serviced offices, which are aimed at new start-up companies. Once complete, the expansion will provide enough office space for an additional 100 people.

The Maltings is also developing three large self-managed offices in House One, which will have capacity for over 130 people.

The three self-managed offices have already been reserved by existing tenants who require additional office space to accommodate growth, and The Maltings has already received numerous enquiries regarding the smaller serviced offices.

The Maltings will also be creating more communal areas, including smaller meeting rooms and break-out areas with the aim of encouraging business networking across the site.

Having already begun construction, the new offices will be completed by early 2016 and will have modern facilities whilst retaining the character of the Grade II listed building.

This is the latest phase of a £6m redevelopment at The Maltings which has seen the addition of a brand new, fully equipped on site modern gym where tenants enjoy free membership;  a modern cafe/coffee shop; fully equipped meeting rooms; conference and video conferencing facilities;  fully fitted and equipped communal kitchen areas; male, female and disabled toilets; shower rooms and break-out seating areas.

Gareth Oram, Office Manager at The Maltings, said: “Since the first phase of our redevelopment where we introduced serviced office space aimed at start-ups and SMEs, we have been overwhelmed at the interest and feedback we have received.

“Tenants and potential customers have been impressed by the conversion which has seen us create 21st century office accommodation with everything the modern business needs in what is a unique 19th century setting.

“With increasing demand, we are now in a position to start work to create even more office space.

“Before work even started some of our existing tenants have committed to the larger offices we are creating. It’s great to see that so many of our tenants want to remain and grow with us. It’s a testament to the family and friendly atmosphere that exists here.”

In addition to state-of-the-art office space, tenants at The Maltings benefit from flexible tenure with easy in/easy out, all inclusive, cost-effective, lease and rental arrangements.
