JLL clinches new letting to Buffalo at landmark Bristol building

Fast-growing Buffalo Fundraising Consultants is relocating to larger offices at Whitefriars, a landmark building in the heart of Bristol city centre, in a deal brokered by leading property consultancy JLL.

Topland Group, the landlord, has been investing in refurbishing the property, where 3,073 sq ft of space on the second floor has now been let to Buffalo. In total, Topland Group has let 30,000 sq ft in the building so far this year.

The Buffalo team is moving from offices in Clifton to larger space at Whitefriars due to the growth of the business. The company expects that the majority of the team will have moved into the new offices by the second week of December.

Buffalo specialises in regular giving programmes for the not-for-profit sector. Since 2004 the company has worked with more than 150 clients on around 500 projects, which include telephone campaigns, database enrichment, donor stewardship and regular giving strategy sessions.

Steve Lane, senior surveyor at JLL in Bristol, said: “Whitefriars offers an excellent opportunity for businesses seeking bright and airy office space in the heart of Bristol city centre. The fact that Buffalo is the latest in a string of new tenants to have joined the site is testament to the quality of the space on offer, but can also be seen as a sign of confidence in the wider marketplace.”

JLL and Alder King are joint property agents for Whitefriars.

Whitefriars comprises a total of 138,000 sq ft and includes a range of on-site facilities including a refurbished café, a gym, a mezzanine meeting area and a secure underground car park.

This letting represents our seventh at the building in 2014, with over 30,000 sq of space let in total to date this year. This is another letting where we’ve carried out a bespoke refurbishment for the tenant as part of the lease package.

We have also invested further in the building by dramatically improving the café unit and offering free wi-fi in the break-out areas and reception, while we have also committed to upgrading other aspects of the site, including the lifts. Whitefriars is conveniently located very close to Bristol Bus and Coach Station, offering staff easy access to work. Meanwhile, Cabot Circus and Broadmead shopping centres are just a short walk away. Bristol Temple Meads railway station is just over a mile away and provides direct routes to London, the Midlands and the South West. Whitefriars also has direct access to the M32.
