NG draws on expertise to seal Alpha Graphics deal

Acting on behalf of a long standing management client NG Chartered Surveyors has let a 1,800 sq ft office unit to AGNE Limited (Trading as Alpha Graphics) on Clarendon Park, Nottingham.

The deal was brokered by Jonathon Seddon, director at NG, who says the deal marks a radical shift in thinking when it comes to tenant/landlord relationships.

Jonathon says: “We had only just started marketing Unit 2.3 at Clarendon Park with a view to undertaking a comprehensive refurbishment programme. However, we were approached by AGNE who were keen to move into the premises as quickly as possible.”

Such was the time pressure for them to relocate, that Alpha Graphics took the space in an unrefurbished state on terms that would allow them to carry out the works themselves. In return, NG secured for the landlord a strong company as tenant for the space.

Also, in order that Alpha Graphics could move very quickly, NG organised a Tenancy at Will whilst the formal lease was drafted, agreed and signed.

Jonathon adds: “This is an example of a definite shift in thinking.  What we’re seeing on more and more of our deals is that it’s no longer a landlord/tenant relationship, more of a landlord/customer relationship. The aim is to build a long term relationship with a tenant for the mutual good of both parties, and we hope this is what we’ve done with helping secure our client a tenant of the calibre of Alpha Graphics.”

Sean Costigan, director at Alpha Graphics, says: “We wanted to move the business from a town centre retail unit into a more suitable setting for our business customers, we predominantly wanted better office and meeting space with parking for visitors.  After looking at a number of units around Nottingham, the Clarendon Park unit fitted our needs perfectly.  Once we had agreed the deal, we had two weeks for the unit to be refurbished and then we moved in over the weekend 1st and 2nd February and we opened for business on the 3rd February ensuring an unbroken service to our clients.

Sean added: “The plan is that we can develop and grow the existing business by 50% in the next 18 months and already since the move we have secured business from two significant clients which should deliver the first 20% of the growth plan.

“Working with NG was very straightforward and they did everything they could to get us into the property quickly and efficiently.  The process went without a hitch and the tight-timeframes were accommodated without issue.”
