Birmingham’s landmark Mailbox is set to deliver some of the Midlands’ largest ever office accommodation on a single floorplate, bringing 50,000 sq ft of contiguous Grade A space to the city’s prime office market in early 2015.
Situated in the heart of this iconic mixed-use asset, the new Grade A offices offer flexible and efficient accommodation from 20,000 sq ft up to 50,000 sq ft. The space will feature an open glass atrium-style office reception, full-height glazing, and an opportunity to utilise mezzanine as part of the layout, reducing occupational costs.
The prime office accommodation is being brought to market as part of the current programme of remodelling at Mailbox, scheduled to complete in 2015. These works include the opening of an Everyman Cinema in late 2014, and the transformation of the existing retail space, including the creation of a sky-lit roof to enclose the central mall, which will be anchored by a new 45,000 sq ft Harvey Nichols signature store.
Mailbox is already home to a variety of well-known companies including BBC Birmingham, Network Rail and Associated Architects.
Theo Holmes from agents CBRE, said: “The sheer scale of this floor plate is unique to the market. The space will benefit from ceiling heights of up to 4.8m which is incredible. Its efficiency, flexibility and Grade A standard is a formula that we are certain will offer significant appeal to a range of potential occupiers who will undoubtedly be wowed by a high profile office entrance, executive meeting space and new glazed facades.
“Mailbox is a prestigious, landmark development and this space offers an entirely unique proposition within the market. The delivery of a floorplate of this size that could accommodate up to 600 people will also go some way towards addressing the lack of high quality space that we are expecting to see in the city over the next year or so.”
Purchased in 2011 by a joint venture between Brockton Capital and Milligan, Mailbox is one of Europe’s largest mixed-use buildings and is widely recognised as Birmingham’s leading office, luxury retail, and leisure destination.
Home to over 16 bars and restaurants serving cuisines from around the world in a relaxed canalside setting, Mailbox has attracted a number of high-end fashion and lifestyle outlets, with occupiers including Harvey Nichols, Emporio Armani, Nicky Clarke and Malmaison.
Simon Samuels of Brockton Capital, said: “Mailbox provides great opportunities for occupiers as it offers a vibrant workplace with dining, retail and leisure right on your doorstep. Having an attractive office environment set amongst quality amenities is instrumental these days in attracting and retaining staff. Mailbox creates a great sense of community and through the progressive enhancement of the built environment, Brockton is fully committed to making that community stronger than ever.”
“The working day at Mailbox offers staff a truly unique way of life. Thanks to the wide range of services on offer for employees, there are few locations in the city able to compete with this scale of lifestyle benefits.”
Mailbox is further expanding its leisure offering through the forthcoming arrival of luxury cinema operator Everyman Cinemas which will deliver a three screen, 12,000 sq ft cinema, set to open in the latter part of 2014.
Located at the head of the Birmingham canal network, Mailbox is easily accessible from the city’s ring road and A38 and is just five minutes’ walk from Birmingham New Street station, which is currently undergoing the second stage of a comprehensive, £600 million refurbishment.
Simon Samuels continued: “The road and rail connections mean that Mailbox is easily accessible from the UK’s national motorway and rail network, with Birmingham Airport – now connected to locations including Beijing thanks to its recent runway extension – just 11 minutes away by rail.”
Tenants at Mailbox benefit from full-time on-site support from the estate team, 24 hour security and around the clock car-parking, alongside personalised shopping and dining offers, and a range of on site amenities including free bicycle storage and grab and go food choices.
