Bond Wolfe encouraged by positive property market

Black Country agents Bond Wolfe have fully let prominent West Bromwich office building Victoria House.

It comes as its agency department remains very busy with the market continuing to show improvement.

James Mattin, managing partner, said: “This is another sign of how things are moving ahead.

“Existing tenants now have the confidence to expand and new ones are coming forward to take space. It is very encouraging.”

Victoria House, 290-292 High Street, is a purpose built and refurbished office building with accommodation on three floors.

It is occupied by Global Market Compare Ltd, who recently signed a new three year lease on the 1,638 second floor, estate agents Paul Dubberley & Co and criminal lawyers Paul & Co.

Now Wolverhampton-based Owen Payne Recruitment Services has taken the last remaining suite, meaning the Bond Wolfe owned property is now 100 per cent let.

Established in 1999, the recruitment agency provides temporary, contract and permanent staffing solutions for companies and candidates throughout the West Midlands. It has three specialist divisions working in the Industrial, Commercial and Technical market sectors. Each handles businesses of all sizes from small to volume users.

The company is now expanding into West Bromwich as part of their growth strategy and has signed a three year lease on the first floor.

In other moves Regent Publicity have completed their relocation from West House to Landchard House, brokered by Bond Wolfe, signing a five year lease at the popular West Bromwich building, while existing long term tenant, Sandwell Women’s Aid, have expanded, taking a further 1,581 sq ft to meet additional contracts.

New West Bromwich instructions that have come through include The Farley Centre and the former Blockbusters unit in the town.

The Farley Centre has a variety of High Street retail units to let from 764 sq ft to 2,849 sq ft.

Flexible terms from six months upwards are being offered.

Occupiers include Farmfoods and the British Heart Foundation.

The former Blockbuster complex is a substantial, single storey, stand-alone unit at 69 Dudley Street, extending to 3,768 sq ft and with plenty of parking.

Located on the A41 Black Country New Road, nearby occupiers include Staples, a Peugeot dealership, Travis Perkins and a Chinese Restaurant.

A rent of £45,000 a year is being sought.

Late last year saw one of Sandwell’s largest deals with a 21,895 sq ft letting to Sandwell Inspires Partnership Services (SIPS) at Guardian House.

Founded in 2012, SIPS aims to improve outcomes for children and young people through the provision of high quality school support and school improvement services.

“That was a real coup,” said Mr Mattin. “It was a statement of intent which galvanized others into expansion mode.”
