Refurbishment is key to bucking the empty trend

Commercial property specialist, Mather Jamie, is advising clients to refurbish properties in order to benefit from higher occupation levels.

Mather Jamie has secured a number of tenants following the refurbishment of retail and warehouse premises in Leicester and Loughborough.

Tom Meynell, of Mather Jamie, comments: “While the market is showing strong signs of recovery, we are advising clients to refurbish existing stock to a high standard in order to benefit from higher occupation levels.

“Refurbished properties have a better chance of being occupied, as they offer numerous benefits for potential tenants, and this can decrease the length of time they are on the market.

“We would advise our clients to refurbish units to an exceptionally high standard in order to provide the modern facilities today’s companies are seeking.

“It is essential to re-assess existing premises and consider changes and improvements that could be made in order to meet tenants expectations.

“Refurbished properties are always more sought-after than their counterparts and we have recently advised a number of clients on refurbishing properties, which has generated significantly higher interest from prospective tenants.”

After advising on the refurbishment of a 1,125 ft² retail premises on Belvoir Street in Leicester and a 17,055 ft² unit at Castle Business Park in Loughborough, Mather Jamie has secured tenants for both premises, with the former now occupied by First Call Recruitment and the latter occupied by Diam International.

“The fact these premises had been refurbished to a high standard was a major advantage, allowing these businesses to move into the properties without the hassle of organising refurbishments which in turn means that they can trade as soon as they receive the keys.
