Chancerygate submits plans for 153,000 sq ft Coleshill urban logistics development

Developer Chancerygate has submitted plans to speculatively develop 153,000 sq ft of Grade A sustainable urban logistics accommodation at Hams Hall, Coleshill.

Called Faraday7, the proposed scheme will comprise seven leasehold units ranging from 12,000 sq ft to 47,000 sq ft.

The seven-acre site offers rapid access to the M42 at Junction 9 and the M6 at Junction 4, as well as the A446 and M6 Toll. Nearby occupiers include BMW, JLR, Sainsbury’s, DHL, Wincanton, Sertec and Davis Turner.

All units at Faraday7 will benefit from electric vehicle charging points and solar panels on their roofs.

In addition, the units will have enhanced roof lighting to increase levels of natural daylight and will be constructed from high-performance building materials to reduce CO2 emissions. The scheme is targeting an EPC A and BREEAM Excellent rating.

Chancerygate senior development manager, Rob Watts, said: “Our proposed Faraday7 development will provide high specification, sustainable accommodation for a diverse range of occupiers at Hams Hall.

“This is one of the premier sites in the West Midlands, thanks to already being an established industrial location and having excellent connectivity to the region’s key arterial routes.

“We now look forward to North Warwickshire Borough Council considering our proposed plans, which will help satisfy the demand within the locality for new Grade A urban logistics space.”

Founded in 1995, Chancerygate is the UK’s largest urban logistics property developer and investment manager.

In August this year, Chancerygate was acquired by Dream, the Toronto-headquartered global real estate asset manager. The combined platform is one of Europe’s leading vertically integrated urban industrial operators with around 27m sq ft managed and under development.

Agents for Faraday7 are Box4 and DTRE.
