Property developer and investor Gentian has exchanged unconditional contracts with Hampshire County Council to acquire Three Minsters House, a prominent office building on Winchester’s High Street.
The substantial 29,041 sqft property is arranged over basement, ground and three upper floors and was occupied by Hampshire County Council as offices until the end of July 2024. Located adjacent to Castle Hill and the Courts complex, Three Minsters House is a short distance from Gentian’s offices on Trafalgar Street.
Nick Ekins, Managing Director at Gentian said: “Purchasing Three Minsters House from Hampshire County Council is a significant investment for us and underlines our long term commitment to Winchester. The property has vast, unlocked potential and we are currently reviewing various options for its future use including residential conversion or the retention of commercial space.
We have a track record for restoring some of Winchester’s well-known High Street buildings and look forward to bringing Three Minsters House back into meaningful use for the city.”
Lambert Smith Hampton acted for Gentian and Savills represented Hampshire County Council on the disposal of Three Minsters House.
Gentian is a property developer and investor with group assets in excess of £100 million managed from its London and Winchester offices. It has acquired and invested in numerous properties in Winchester over the last decade. Most notably, in 2016 it acquired Trafalgar House, a mid-18th century Georgian town house with substantial 1970s extension and undertook a £3 million sympathetic upgrade to convert it into quality office space. Gentian sold Trafalgar House in 2020.
