Rotherham Council and Magna have appointed HBC Construction Limited (HBC) to deliver its £6million Templeborough Business Zone development next to the iconic Magna Science Adventure Centre, transforming the former steelworks area into a new hub for business growth and community activity.
Work began on the scheme in early June and will create eight new flexible business units totalling almost 10,000 sq. ft. within the business zone, including six commercial workspaces and two food-and-beverage units.
Complementing these workspaces, landscaped public spaces, outdoor seating, improved pedestrian access and parking provision will establish an attractive and accessible environment for businesses, visitors and the wider community.
Steelos Business Park will be named after ‘Steel, Peech and Tozer’, a 19th century large steel maker whose Templeborough steelworks became the Magna Science Adventure Centre.
The development is designed to support small and medium-sized businesses and is backed by government funding through the ‘Town Deal’ initiative.
The Business Park will also benefit from enhanced regional connectivity, directly linking to the new Magna tram-train station, which opened in April, and further strengthens links between Templeborough, Sheffield and Rotherham.
HBC, Rotherham Council and Magna are targeting a completion date of Q2 2027 for the scheme. The project is being delivered through the YORbuild3 Medium Works framework.

“Templeborough is a key part of Rotherham’s industrial story, and is already home to numerous small business sites. Today it lies at the heart of the Don Valley Corridor, our new Mayoral Development Zone, as a shared local priority for future growth.
“So it’s great to be on site with Magna as work commences on this next phase of business space. It’s a great opportunity to strengthen our local economy, now of course with direct links to the tram-train network and, in the future, Gateway Station.
