Construction firm buys large Victorian office building in Black Country for £730k

A large Victorian building in the Black Country that contains nearly 30 offices has been sold in a deal sealed by Bond Wolfe.

The property known as Innovation Works at 1 Booth Street in Wednesbury was purchased by AUM Construction Ltd for £730,000 from the vendor Green Square Accord.

James Mattin, managing director of Bond Wolfe, explained that Green Square will remain on the site for a year, after which AUM intended to redevelop the site.

Mr Mattin said: “We’re delighted to have arranged the sale of this substantial, two-storey character building that was constructed in the 1800s.

“The property has 11,559 sq ft of internal space on a site area of nearly 0.4-acres, with car parking area on two sides.

“There is a reception, ten offices, ladies and gents’ toilets, a kitchen, plant room and lift to the first floor downstairs, with another 19 offices, a boardroom, meeting room, kitchen and store upstairs.

“Currently configured as a series of self-contained office suites, the property would lend itself to a variety of uses, subject to planning permission, including residential, leisure, education and healthcare.”

Innovation Works has an imposing position at the corner of Booth Street and Queen Street, just off the main A454 Black Country Route, with easy access to Junctions 9 and 10 of the M6 motorway.

The freehold property is located at a prime location in Wednesbury, close to IKEA, local retail parks and train links.

Wednesbury is a market town around one mile west of Walsall town centre, 2.5 miles east of Wolverhampton city centre, and three miles north of West Bromwich.
