Two new deals at Sugar House Island bolster its growing education and business offer

Study Group in partnership with the University of Huddersfield, and global ship management company Anglo-Eastern have signed to take a combined 15,618 sq ft at Sugar House Island, Stratford.

Managed by Study Group, the University of Huddersfield – London will take one additional floor totalling 10,742 sq ft, expanding its existing footprint on the Island by 100%. Last September, the university welcomed its first intake of students to the site – its first campus in London. The expansion reflects continued growth of the University of Huddersfield – London and its commitment to delivering a high-quality student experience in one of the world’s most dynamic and globally connected cities. The campus focuses on business and computer related undergraduate and postgraduate courses for international students.

Anglo-Eastern, the world’s leading independent ship management services provider, will take 4,876 sq ft for the relocation of its London headquarters from Canary Wharf.

Both will take space at Colour Works at Chimney Walk, the Island’s largest phase of commercial development. Vastint UK, owner and developer of Sugar House Island, received dual use status on two buildings in Chimney Walk in 2024, allowing both business and education occupiers to operate, in order to deliver on its vision for an integrated higher education and business community and to continue to meet growing demand for high-quality education space in Stratford.

The University of Huddersfield – London’s expansion follows the recent arrival of Stratford College to the Island, and it joins a range of other established education providers such as UD Music, East London Dance, School 360 and The Institute of Arts in Therapy and Education.

Meanwhile Anglo-Eastern is the latest business to relocate its headquarters to Sugar House Island. It joins the likes of fashion brand Sophia Webster and art publishers Phaidon who moved from Shoreditch and King’s Cross respectively.

Penny Cameron, Managing Director at Vastint UK, said, “By bringing education and enterprise together, we’ve created a compelling offer that continues to attract a diverse range of occupiers. These deals are a clear sign of the momentum building across the Island and the growing demand from forward-thinking organisations making the move to East London to be part of an integrated mixed-use environment, and to reap the benefits of Stratford’s impressive connectivity at a national, regional and international level – connecting occupiers to opportunity across London, all while benefiting from a vibrant, self-sustaining community on their doorstep.”

Professor Melinda Tan MBE, Chief Academic Officer and General Manager UK & Europe at Study Group, said: “This expansion marks an important step in the continued growth of the University of Huddersfield – London. As we welcome more students and prepare for the initialundergraduate intake in September 2026, it is essential that we continue to invest in high-quality facilities that support both academic success and student wellbeing. We are creating an environment where students can build the skills, confidence and connections needed for their future careers. This new space will enhance the overall experience for our students and reflects our long-term commitment to London as a key study destination.”

Sugar House Island is a 26-acre mixed use neighbourhood. The Island is a 5-minute walk from Pudding Mill Lane station and a 15-minute walk from Stratford station, the sixth busiest railway station in the UK.

Chimney Walk comprises 220,000 sq ft of education and office commercial space, and 23,000 sq ft of retail and leisure space for independent brands. The pedestrianised public realm acts as a stage for the Island’s already popular and growing events programme, which features food pop ups, wellness activations, workshops, community events and more.

The leasing agents for Chimney Walk are Compton and Colliers.
