Major Leeds logistics development sets new benchmark for excellence

A major logistics deal has been completed at one of Yorkshire’s prime industrial property developments.

Unit 3 Baytree Leeds, a 145,000 sq ft best-in-class building, has been let to a leading UK parcels delivery business, serving as its main northern hub on a long-term lease.

Baytree Leeds is a speculative development of two warehouse units situated to the south of Leeds and has been built to BREEAM Outstanding standards. It showcases a whole host of wellbeing, sustainability and energy saving measures that is setting a new benchmark for the logistics sector in Yorkshire.

Casey Ferguson, development manager for Baytree Developments commented: “This letting demonstrates the continued strength of demand for prime, sustainable logistics space in the region and reflects the quality and ambition behind Baytree Leeds.

“Securing a long-term commitment from a leading national operator is a strong endorsement of the scheme and its strategic location. Achieving a new headline rent for a building of this scale further reinforces the depth of occupier appetite for best-in-class space in Yorkshire.”

The gateway logistics scheme benefits from reserved matters planning consent for over 550,000 sq ft of space and is well situated in Stourton, just three miles south-east of Leeds city centre and adjacent to both junction 7 of the M621 and junction 44 of the M1. Adjoining national occupiers include Royal Mail, Arla Foods, Verallia UK and Moran Logistics.

Iain McPhail, partner at Knight Frank commented: “Baytree Leeds provides much-needed speculative development in a prime Leeds location with unit sizes to accommodate a variety of occupiers.

He continued “We’re delighted to have secured this landmark letting. Only the 76,000 sq ft Unit 1 at Baytree Leeds remains and is immediately available to lease and like Unit 3, it offers best-in-class industrial and logistics space, while Unit 2 is also available on a build-to-suit basis and has the benefit of detailed consent for 329,583 sq. ft.”

The site is ideally situated next to the Leeds Freightliner Terminal, one of the busiest intermodal container terminals in the UK providing daily services to Felixstowe, Southampton and London Gateway, giving occupiers the opportunity to decarbonise their supply chain. Additionally, occupiers and staff can also benefit from the free Stourton park and ride facility which accommodates up to 1,200 vehicles and runs daily shuttles into and out of Leeds centre from every 10 minutes.

The joint marketing agents for Baytree Leeds are Knight Frank, JLL & DTRE. Savills advised the tenant.
