Companies will be able to move into a five-unit industrial/logistics scheme near Southampton Docks in the summer 2027, it has been confirmed.
The speculative development – Panattoni T Park Southampton – comprises up to 223,063 sf ft of Grade A mid-range detached units.
They range from 24,714 sq ft to 99,642 sq ft.
Property consultancy Vail Williams, retained as a joint letting agent by global industrial developer Panattoni, confirmed the timescale for the TPark Southampton site off Salisbury Road, Totton, on the west side of the port city.
Russell Mogridge MIRCS, a partner and head of the national agency team at Vail Williams, said: “Following planning permission, and with groundworks underway this year, TPark Southampton will be on course for practical completion and move-in by summer 2027.
“The strategic location will suit logistics operators requiring proximity to the docks and to the rest of the UK, via the nearby M27 and M3, with pre-lettings available from the first quarter of this year.”
Vail Williams’ South Coast Industrial Agency Teams, from their Southampton & Bournemouth offices, are joint letting agents for the scheme, located just one minute from junction 2 of the M27, with LSH and JLL.
The sale of the 14-acre site was spearheaded by Russell Mogridge and David Cowling, Partners at Vail Williams, for private land owners off-market.
Russell said: “The off-market deal was the latest example of how landowners can realise value through us by selling sites which have been designated by local authorities as employment land. “We are in constant contact with national industrial developers, enabling us to target the right buyers and optimise value, without going to market and enabling discreet sales.
“TPark Southampton will be sought after because of the quality of build and the location, being so near to the A326/A36 and junction 2 of the M27 – the A326 is also a main road to ABP Solent Gateway port at Marchwood and a feeder route into the docks at Southampton.
“There is a shortage of mix-box industrial and logistics units in the Solent region – TPark Southampton helps address that.”
