Murphy announces 479,000 sq ft warehouse letting to food distributor at Hemel Hempstead

Construction and engineering company Murphy has let its 479,000 sq ft Hemel 465 upgraded warehouse facility on a 25-year lease to wholesale restaurant food distributor Sysco.

Strategically located in Hemel Hempstead at Junction 8 of the M1, the warehouse is ideally positioned to serve both the London and Midlands markets and further afield due to its connectivity.

The vacant building, which was taken back by Murphy in a state of disrepair in 2023, was upgraded using the company’s self-delivery model.

This saw Murphy complete substantial works including a new slab, multi-storey car park, hub offices and power upgrades all against a tight timetable.

Murphy was advised on the letting by a team from law firm Gordons led by commercial property partner, Nick Chamberlain, and including construction lawyer, George Pegasiou. All values relating to the letting are undisclosed.

Steve Faber, group property director at Murphy, said: “Hemel 465 was an outstanding team effort and an exceptional example of Murphy’s multi-disciplined engineering and construction expertise.

“The result is an excellent warehouse facility for Sysco which will further enable the business’s growth plans.

“This was a complex project subject to pressing timescales which was delivered safely and on time. It was a real team effort with the letting secured by our longstanding legal adviser Gordons showing once again why we value the firm so highly.”

Murphy was founded in 1951 and employs more than 4,200 people. The business operates in the UK, Ireland, Canada, USA and Australia providing solutions to infrastructure sectors including transportation, water, energy and natural resources.

Gordons’ Nick Chamberlain added: “Hemel 465 was a remarkable project which showcased the effectiveness of our longstanding client’s integrated approach.

“It has revitalised an economic asset for the business and provides Sysco with an upgraded warehouse in an ideal location for its substantial operations.”

The Leeds-headquartered law firm’s other commercial property clients include retailers AO, B&M, Iceland and Wren Kitchens along with utility provider Northern Gas Networks and Yorkshire Building Society.

Murphy was also advised on the letting by property agents CBRE whilst DTRE acted for Sysco.
