Global industrial engineering business Smiths Group plc has relocated its Birmingham office to a newly delivered, fully fitted 5,637 sq ft suite on a five-year lease at Topland Group’s 60 Church Street, marking a strategic expansion in the city. Topland was advised by international real estate advisor Savills, with Cushman & Wakefield advising Smiths Group.
The move reflects the company’s commitment in the UK to innovation, talent development and long-term operational resilience. The suite was delivered by Topland, following a multi-million-pound investment in the building enabling Smiths to move quickly and efficiently.
Roland Carter, Chief Executive Officer of Smiths, says: “The opening of our Birmingham office is a natural step forward for Smiths, giving us access to world-class talent, a thriving business community and a central location with direct links to other major UK cities, including our London HQ. We see significant opportunities for growth, talent development, and regional rebalancing.”
The new premises form part of Topland’s £2.5 million investment into 60 Church Street which has transformed the building into a modern, amenity-rich destination at the heart of Birmingham’s Colmore Business District. The building now features a refurbished reception, tenant business lounge and high-quality, end-of-trip facilities with showers and cycle storage.
William Davies, Asset Management Director at Topland, comments: “Smiths’ relocation is a great example of how the fitted model is reshaping occupier decision-making. The fifth-floor ticked boxes in terms of location, specification and speed of occupation. We were able to offer additional soft services to provide immediate working occupation for their staff. The fitted suite strategy has proven highly successful, offering businesses a premium product in a prime location whilst removing to business risk associated with a traditional fit-out. We’re delighted to welcome Smiths to the building, following so quickly after the letting of newly refurbished CAT A space to Waterman Group.”
Jonathan Ottewell, Assosicate Director at Savills, advising Topland, adds: “Topland’s investment continues to attract interest from high-quality occupiers. Since the refurbishment works completed, we have concluded deals with three new tenants who have collectively taken nearly 16,000 sq ft of fully fitted or CAT A offices, in addition to an existing occupier expanding into an extra floor. Very few, if any, competing buildings in the city have such a strong record during that time. We now only have two suites available: 4,200 sq ft of open plan space, and a fully fitted suite of 3,200 sq ft.”
