An office headquarters located next to major airport and railway station on the South Coast is ready for a new lease of life.
The property has been prepared for a rapid refit once a new business tenant has been identified.
Connexus is the new name for the four-floor premises at Mitchell Way, Eastleigh, near Southampton, adjacent the city’s airport and mainline railway station to London.
Property consultancy Vail Williams has been appointed to market the office HQ near junction 5 of the M27 at the gateway to the Southampton and Solent corridor.
Russell Mogridge, partner and head of agency for office at Vail Williams, said: “The sustainability of offices is a major trend in commercial property, with existing stock being decarbonised and refurbished.
“Connexus is a prime example of this, with a targeted energy efficiency rating of A-plus.
“The space has been stripped back to a shell, ready for a tailored fit-out to accommodate the discerning requirements of companies looking for eco-conscious workspace and doorstep public transport connectivity, including Southampton Parkway railway station to Southampton city centre, Winchester and London.
“We anticipate keen interest from larger companies looking to benefit from high-quality open-plan floors, location convenience and lower running costs.”
As part of the investment, with thermal upgrades, a new roof has been installed along with solar photovoltaic panels, LED lighting, electric vehicle charging and bike storage.
There is also a business lounge.
Russell added: “Based on figures from the World Economic Forum, refurbishments of existing office buildings are from 50% to 75% more carbon efficient than building new – and it is increasing difficult to make the financial case for a new build as rents would need to be around £50 a sq ft to make it viable to invest, compared to up to £30 a sq ft currently for existing Grade A buildings.
“With that development cost barrier, expect to see more landlords invest in high-end refurbishments to attract companies looking for a national or regional headquarters.”
Connexus’s floors are 6,033 sq ft each. There are 22 private car spaces.
Russell said: “From exchanging a lease, Connexus can be ready for occupation within six months, providing companies with the scope to incorporate their own fit-out requirements sustainably, reducing waste and saving time and money.”
