Hargreaves Lansdown has signed a long-term lease for over 90,000 sq ft across three floors at Welcome Building®, a landmark new 207,000 sq ft workspace in Bristol delivered in a joint venture between EPISO 5, a fund managed by Tristan Capital Partners, and Trammell Crow Company. This letting marks the largest Bristol City Centre letting since Q4 2019.
The move will see the UK’s leading retail investment platform leave its current Harbourside office, but remain true to its Bristol roots where it has been based for over 40 years.
HL follows a number of other organisations in choosing the Temple Quays area, amid significant investment and development.

Welcome Building® provides the city’s largest available floorplates, ranging from 22,000 sq ft to 30,000 sq ft, all easily reconfigurable. An internal ‘Street’ brings together building users and the business community, with hotel-style furnishings, café, 3,000 sq ft state-of-the-art gym and wellness space, auditorium, breakout seating areas, and public art.
Aiming to operate as net zero carbon, the development secured a Design For Performance NABERS UK 5 Star target rating, along with WiredScore Platinum and SmartScore Gold; and is targeting BREEAM Outstanding and WELL Platinum certifications.
This announcement follows significant interest and leasing momentum at Welcome Building®, which last year welcomed international law firm DAC Beachcroft, taking 44,196 sq ft, followed by the recent addition of Unite Students, the UK’s largest owner, manager and developer of purpose-built student accommodation, which will relocate its headquarters to the building in December 2025 (taking 22,000 sq ft). The scheme has also been recognised by industry awards, winning the Development of the Year (Midlands and South) category at the Unlock Net Zero Awards 2025, and being shortlisted in thirteen other awards.
