Blake House, a HQ office building adjacent to Birmingham International Airport and Station, has secured a major occupier in what is the largest business park letting along the M42 corridor in over two years.
Joint leasing agents Savills and JLL completed the deal, on behalf of the landlord, to Global IT company Fujitsu who have relocated from Birmingham Business Park and acquired over 17,500 sq ft. This follows a comprehensive refurbishment by the current owner, a Charitable Foundation based in the South East.
Jonathan Ottewell, Associate Director, Birmingham Office Agency, Savills, says, “The accommodation our client has delivered at Blake House offers some of the highest levels of ESG and amenities available in any multi-let building in Solihull, featuring new end-of-trip facilities, EV charging points, communal collaboration space and photovoltaic roof panels that generate 70,000 kWh of electricity for use within the building.”
Jonathan Carmalt, Director, National Office Agency, JLL, adds, “The letting at Blake House further adds to the robust recovery for the M42 and Solihull office market which has seen improved activity and a rise in demand from professional services and TMT occupiers. We are seeing a reduction in levels of availability and where landlords are investing capital to improve their buildings, rents continue to increase”.
The letting to Fujitsu comes alongside several other business relocations including ABP Food Group, Allianz Financial Services and Robert Half Recruitment, all of which have taken the opportunity to acquire best-in-class space helping to further erode the supply of office accommodation available in the market. Blake House currently has suites from 5,400 sq ft and a total of 16,500 sq ft available to let.
Savills and JLL acted as joint agents on behalf of the landlord. Avison Young acted for Fujitsu.
