BARJANE gets the go ahead for strategic logistics site in Rugby

BARJANE, the specialist industrial and logistics real estate company, has successfully gained planning approval to develop a high-quality facility of just over 106,000 sq ft on a 5-acre site in Rugby.

The development to be known as Rugby 106 is strategically located within the established occupier base of the Central Park estate, which is home to Sainsbury’s, XPO and Continental with Amazon, H&M, and DHL in the adjacent estate. The site is situated at the heart of the UK ‘Golden Triangle’, immediately adjacent to Junction 1 of the M6 and just 3.5 miles to Junction 19 of the M1 Motorway, providing ideal connectivity to the national road network.

BARJANE acquired the under-utilised site, which housed a c45,000 sq ft vacant office and workshop facility, in January 2024. The site is designated as protected employment land within Rugby Borough’s Local Plan and the consent is for flexible B2, B8 and E use classes.

It is projected that the building will be ready for occupation in Q4 2025. Demolition has already been completed with the use of advanced materials recycling and resource recovery procedures, which has minimised off-site waste and reduced any environmental impact. The site is therefore fully enabled for construction to commence and a tender process is in progress.

The high-specification scheme will encompass some 87,000 sq ft of warehousing with further operational mezzanine space and two floors of offices to create a 106,000 sq ft facility.

It is targeted as a BREEAM ‘Outstanding’ rated development with a comprehensive range of sustainability and wellness features including PV roof panels and air source heat pumps, as well as staff amenity areas including a terrace, additional showers and bike storage. It will utilise low carbon and recycled materials, plus other features in compliance with BARJANE’s industry-leading green building charter and low carbon commitments.

Rugby 106 is also situated just 27 miles from BARJANE’s ownership of retailer Decathlon’s 350,000 sq ft UK distribution centre and e-commerce operation on the Brackmills Estate, Northamptonshire.
