Royal London Asset Management Property and Lamron Estates secure two new lettings at Space in Woking

Royal London Asset Management Property and Lamron Estates have secured two new lettings at Space in Woking to Alliance Healthcare and Kent Energies UK. The lettings total 15,886 sq ft.

Alliance Healthcare, a leading distributor and wholesale supplier of healthcare products, and a part of Cencora, has signed on 12,608 sq ft across the entirety of the 4th floor.

Kent Energies UK, a global energy services company and an existing occupier of the 2nd floor of Space, has expanded to take an additional 3,278 sq ft on 1st floor. The landlord delivered the space as a CAT A+ fitted solution.

Following the string of successful lettings, the building is now 75% let with only 21,445 sq ft remaining in total – 12,607 sq ft on the 3rd floor and two suites of 4,405 sq ft and 4,610 sq ft on the 1st floor. The quoting rent is £42.50 per sq ft. Other tenants in the building include IDBS and Roke Manor.

The Grade A building in Woking town centre totals 87,010 sq ft with a ground floor café, The Flying Bean, which opened its doors last September. Space boasts an array of sustainability credentials including an EPC A and BREEAM ‘Excellent’ rating.

Rebecca Hewitt, national markets, office agency at BNP Paribas Real Estate commented: “Woking has had a strong year in terms of take up with a number of occupiers seeing the benefits of its excellent rail connections to London and the South East and of course, the newly regenerated town centre and its amenities, prompting relocations from elsewhere in Surrey. It is also clear occupiers are prioritising quality space with the best eco-credentials, resulting in extremely limited availability of Grade A accommodation in the town centre.’”

Arabella Pollock, asset manager at Royal London Asset Management Property commented: ‘We are really excited to welcome Alliance Healthcare and accommodate Kent Energies expansion at Space. These lettings demonstrate our commitment to supporting a variety of occupiers with differing requirements, and to meeting our existing tenants’ business needs.”

Royal London Asset Management Property and Lamron Estates were represented by BNP Paribas Real Estate, CBRE, and Hurst Warne. Alliance Healthcare were represented by Cushman and Wakefield. Kent Energies were represented by CBRE.
