Crosstree celebrates completion of One Berkeley Street in Mayfair

Crosstree Real Estate Partners, the London-based private real estate investment firm, has announced the signing of Miele for the final retail unit at One Berkeley Street, marking the completion of the landmark mixed-use development in London’s Mayfair. Designed by AHMM, One Berkeley Street comprises the 181-room ‘1 Hotel Mayfair’, 60,000 sq ft of prime Grade A offices, and 20,000 sq ft of flagship retail space.

Miele, the high-end domestic appliances brand, is to open a 1,711 sq ft Experience Centre at One Berkeley Street, occupying one of the development’s four retail spaces on Piccadilly. Miele joins TechnoGym, the world leader in gym equipment for fitness clubs, sports centres, medical centres and home training, with the brand launching its first standalone showroom in the UK at One Berkeley Street, alongside the first global store concept by Lotus Cars. Completing the ground-floor offer is GAIA, a refined taverna concept from Dubai and Monte-Carlo, offering exquisite Greek Mediterranean cuisine by chef Izu Ani.

The signing of Miele coincides with the full launch of ‘1 Hotel Mayfair’, the mission-driven, sustainability-focused luxury lifestyle hotel operated by SH Hotels & Resorts. Setting a new benchmark for lower impact luxury in London, 1 Hotel Mayfair is the brand’s UK and European flagship, and has been built to BREEAM Excellent standards, utilising 80% of the existing structure. Through biophilia-inspired design and practices, led by London-based interior designer G.A. Group, nature is intertwined into everything at 1 Hotel Mayfair, which features over 5,000 sq ft of living green-trellised exterior walls. More than 200 plant species and 1,300 individual plants can be found across the property, from the living walls to the planting beds in the bedrooms.

1 Hotel Mayfair is home to Dovetale, the ground-floor restaurant from internationally renowned two-Michelin starred chef, Tom Sellers, and Dover Yard, a signature cocktail bar and lounge named after the much-used and now revitalised and pedestrianised passage way connecting Berkeley and Dover Streets. Also included are Neighbours, a daytime café and evening bar, Bamford Wellness Spa, with Mayfair-specific treatments, and The Field House Fitness Centre, which features TechnoGym equipment.

One Berkeley Street’s 60,000 sq ft of offices are fully let to B-Flexion Group, Starwood Capital Group and Eastdil Secured, who have taken 34,000 sq ft, 11,800 sq ft and 11,800 sq ft respectively. Located on the second to sixth floors and enjoying commanding views over Green Park, The Ritz and Piccadilly, the offices will benefit from “hotel-like” services, such as catering from the adjacent hotel kitchen and access to its meeting and event facilities.

The development has also re-opened a much-used route between Berkeley Street and Dover Street with the creation of a new pedestrianised public space called ‘Dover Yard’. The cobbled, landscaped space includes access to the hotel’s restaurant and bar, and a weather-protected open-air terrace for the restaurant. Crosstree has relocated its offices to the newly built 2 Dover Yard studio building, with interiors by Oskar Kohnen Studio, which rounds off the project.

One Berkeley Street reuses two pre-existing Mayfair buildings, with over 80% of the existing structures retained, significantly reducing the amount of embodied carbon produced during demolition and construction. Alongside 1 Hotels’ sustainability focus, all the office spaces were handed over as sustainable “shell and floor”, ensuring no CAT A landlord works are wasted. The development has also achieved a BREEAM Excellent rating.
