£8million investment brings 100,000 sq ft green industrial property to North East market

An eight-million-pound cash injection has transformed a 100,000 sq. ft. warehouse in South Tyneside into an ‘as-new’, highly-sustainable industrial property.

Kans and Kandy Property purchased the former Biffa site on Simonside Industrial Estate, South Shields, in 2022, and has stripped the structure back to its frame to build a property fit for modern-day warehousing or manufacturing use.

The building – which has a 2.3-acre yard and eight loading doors – has a new roof, doors and cladding and an EPC rating of A thanks to its high specification insulation, photovoltaic panels, LED lighting and air source heat pump.

Main contractor, Tri Construction, and project manager, IBA Architects, are due to handover the building to newly appointed joint-agents, Naylors Gavin Black and HTA Real Estate, next week so that viewings of the property-to-let can begin.

Keith Stewart, partner at Naylors Gavin Black, comments: “South Tyneside has limited opportunities for properties of this size, particularly given its prime location close to the A19, Tyne Tunnel and the wider road network. The property is rare because of its 360-degree circulation, extensive yard and 1000 kva power supply – which make it versatile for both logistics and manufacturing occupiers.

“Apart from the steel frame and the yard, everything else is brand-new. Kans and Kandy have done a tremendous job in creating one of the best units of its size in the north east region.”

Peter Razaq, co-founder and chairman at Kans and Kandy, said: “This building is a great addition to our growing, diverse portfolio of land and properties. In line with the Kans and Kandy Group’s focus on creating a sustainable legacy, it was incredibly important to us to go the extra mile to make this building as green as possible.”
