Continued lettings activity at Almondsbury Business Centre, Bristol

Property consultants Alder King, with its joint agents Hartnell Taylor Cook, have negotiated the letting of two office buildings at Almondsbury Business Centre in north Bristol. The recent lettings of Bradbrooke House and Draycott House mean that the business park is now 93% let, with only one suite of 3,500 sq ft in Stanway House available to rent.

Brandon Trust, a charity which supports around 1,600 children, young people and adults with a learning disability or autism, has leased Draycott House. Draycott House is a prominent detached building which provides 5,531 sq ft of office space and will be the charity’s new head office following its relocation from Olympus House in Patchway. The charity, which was represented by Burston Cook, has agreed a 10 year lease, with a 5 year break. Formed in 1994 and headquartered in Bristol, the charity operates across the south of England and south Midlands with a staff team of over 2,000.

The second letting at the business park was to Kinherit, a law firm specialising in wills and trusts. Kinherit has taken a five year lease on Bradbrooke House, another standalone two storey building providing 4,142 sq ft of flexible office space with its own entrance and allocated parking.

Tom Dugay of Alder King’s office agency team said: “Demand for good quality self-contained office buildings and small office suites in north Bristol remains consistently solid. The buildings at Almondsbury Business Centre are flexible and provide a good range of accommodation sizes for organisations looking to either downsize or expand and provide a higher standard of accommodation for their staff.”

Jayne Rixon of Burston Cook added: “Draycott House will create a superb new HQ for Brandon Trust. The newly refurbished offices will create the perfect working environment for its staff and the people they support.”

Almondsbury Business Centre, a complex of nine self-contained, modern office buildings in landscaped grounds, underwent a phased refurbishment of the office space following its acquisition in 2017. Skelton Group has invested in common areas and is undertaking a phased refurbishment of the office space as it becomes available for reletting. This ongoing investment and improvement has further enhanced its appeal to current tenants and potential new occupiers looking for high quality offices close to the north Bristol M4/M5 motorway network.
