Frasers Property announces Connexion II lettings at Blythe Valley Park

Demand has been high for Blythe Valley Park’s new Connexion II industrial campus off junction 4, M42, with two units let ahead of practical completion.

10-year leases have been taken by local success story, Reeley Ltd, one of the UK’s leading specialists in lifts, escalator and stairlift components and Solotech UK Group Ltd, a global leader in AV entertainment and technology.

Reeley has begun fitout, with Solotech already in and delivering a new strategic hub in unit one for its audio, video and lighting rental stock and corporate offices, as well as a central location for its booming sales and systems integration activities.

Both occupiers when announcing the lettings highlighted the strength of Connexion II’s location to promote future growth and its high sustainability credentials, which helps futureproof their businesses.

The new modern industrial units ranging from 25,000 to 50,000 sq ft are BREEAM Excellent and have an Energy Performance Certificate (EPC) target rating of A. They are equipped with solar PVs to reduce energy consumption. The campus comes with EV charging points and will be certified as Net Zero in Construction.

Solotech UK Managing Director Bryce Jewell said: “We’re delighted to have cut the ribbon with our team on our new UK headquarters. We have seen unprecedented growth in recent years, and this gives us the space and environment to keep us on that trajectory.

“The impressive facilities will allow us to provide an environment that will make us an employer of choice for our staff–our most precious resource, and to give our employees access to exceptional production standards and capabilities within Solotech to serve our clients.”

Connexion II offers excellent access to the region’s motorway network – M42, M40, M5, M6 as well as Birmingham Airport, the international train station and the new HS2 hub.

Tina Cosgrove of Frasers Property, who supports in the management of Blythe Valley Park on behalf of Singapore-listed Frasers Logistics & Commercial Trust, commented: “The response to Connexion II demonstrates our strategy to speculatively build has been the right choice.

“It’s clear in both cases the high specification of the modern campus set within one of the Midlands premier business parks has been a major driver alongside its connectivity, with access to first-class amenities and 122 acres of surrounding country park to promote employee wellbeing.”

Connexion II’s sister scheme Connexion I also let its units in close succession to occupiers including Gymshark, Evac+Chair and Hoffer Powertrain. They join forward thinking occupiers on the business park including Siemens, zF group, Jerroms, Prologis, Infor, Wavenet and GKN Aerospace.

Angie Smith, Managing Director of Reeley Ltd adds: “We’ve been looking for a while and we know opportunities like this don’t come along very often. Connexion II is the full package – the building, the location, and the setting.

“It is perfect for the team and the engineers using our trade counter, with easy access to the motorway network and main arterial roads.

“Everyone is really excited to move and enjoy all the business park has to offer including a Virgin Active Gym, a Busy Bees Nursery, a fantastic Your Coop and Java Roastery coffee shop at which we’ve already become regulars.”

CBRE and Savills are joint agents marketing the Connexion II scheme.
