Reimagined Reading ‘Campus’ marks the future of office in the Thames Valley

Tristan Capital Partners and Alchemy Asset Management have launched “Campus”, the completely reimagined Reading International building, bringing Grade A office space with exceptional ESG and Wellbeing credentials, and a comprehensive suite of amenities to the Thames Valley for the first time.

Located off Junction 11 of the M4, the building which has been re-designed by leading architects Buckley Gray Yeoman, will target certifications including a WELL rating of ‘Platinum’, WELL Health-Safety, a BREEAM rating of ‘Excellent’ and Wired rating of ‘Gold’. It will also deliver COVID friendly displacement air conditioning in the refurbished spaces.

The building, which is already home to occupiers including Verizon, Accenture and Investec, will offer 1,500 sq ft to 180,000 sq ft of extensively refurbished collaborative and community focused office space, including fully fitted suites, together with an unrivalled array of amenities which include: The Kitchen restaurant with 270 covers, a 5,000 sq ft gym, fitness and wellbeing centre, EV and bike charging, high end shower and changing facilities, a yoga studio, town hall facility, business lounge, a multi-function event space and a full enlivenment and events programme for the occupiers.

To tie all this together a bespoke Campus App has been designed specifically with occupiers in mind, making everything easier from access, to event booking, to buying lunch.

Construction works have commenced on site and the majority of works are scheduled to be completed by Q1 2022. Morgan Lovell is the appointed contractor.

Paul Pritchard, Director at Tristan Capital Partners, comments: “We are excited to invest in Campus, a unique office scheme the like of which has not been seen outside of the M25 before. The scheme prepared by Alchemy and BGY will deliver a market leading office building with unrivalled occupier amenities into Reading, one of the South East’s most active office markets. The Reading market has demonstrated robust performance post pandemic, with Q1 take up ahead of the long term average and we look forward to delivering this scheme alongside Alchemy and the rest of the team.”

Guy Bishop, Director at Alchemy Asset Management, comments: “Campus was acquired in the midst of the pandemic. That provided tremendous insight into the future for offices. Wellness, ESG and occupier amenity are at the very centre of our scheme, together with creating a truly community orientated building. We have tremendous faith in the future of offices, but that will rely on delivering the very best environment and services to the building’s occupants. We feel that Campus raises the bar for regional offices.”

Savills and Bray Fox Smith are the appointed leasing agents.
