Successful Stoke industrial park reaches full capacity

Agents at Harris Lamb have overseen four key lettings at a popular Stoke-on-Trent industrial estate further to a refurbishment project at the park, bringing the site to full capacity.

Acting for South Street Capital, Harris Lamb has let more than 37,000 sq ft of space at Sneyd Hill Industrial Estate in Burslem, following a programme of refurbishment across the estate.

Becky Thomas, who oversees lettings on the business park at Harris Lamb, said: “Demand for industrial sites in North Staffordshire has been very high for the past few years, and that appetite has only heightened during the past 12 months.

Following the departure of two occupiers at the park, South Street Capital undertook a refurbishment plan to create a new look estate, kicking off with a renovation of unit A2- 4 which included a new roof, the recladding of front elevations and internal decoration and reconfiguration.

“Further to the investment into the site, the 12,367 sq ft unit has now been let to UK Drivers & Logistics on a 5-year lease. We’re also delighted to have let three further units, C2, with a floorplate of 4,553 sq ft to GT Packaging, the 5,059 sq ft B3 opportunity to Open Space Concepts and 15,227 sq ft with units B1-2 and B4 to TPSG Procurement. We have now reached a headline rent onsite of £5.75 per sq ft.

“The letting of unit C2 last month is the final unit at the site, which also benefitted from landlord works including the external recladding of the front elevations. We are so pleased that this site has continued to attract significant levels of interest, and its full occupancy further cements the region’s industrial reputation,” she added.

The business has also overseen a 10-year lease renewal on units C5/6 to City Plumbing Supplies, which will also include landlord refurbishment works to bring it in line with the newly overhauled warehouses at the site.
