Work starts at new 54,000 sq ft speculative Barnsley industrial scheme

Construction of a new £5m 54,000 sq ft industrial and warehouse development, supported by the nationally recognised Barnsley Property Investment Fund, is underway.

Everill Gate Business Park in Wombwell will feature a detached unit of 33,000 sq ft along with two terraces of smaller units ranging in size from 1,740 to 3,190 sq ft available to let and is expected to create around 150 jobs.

Developers Mark Holland and Lloyd Nicholson from Everill Gate Properties are investing in the established commercial location which is already home to a mixture of industrial and manufacturing occupiers including Cranswick Convenience Food, Freshpak Chilled Foods, LNS Turbo and Coal Regeneration Trust.

The earlier phases of Barnsley Council’s Property Investment Fund have helped to facilitate in excess of 400,000 sq ft of commercial property development since 2014, by working in partnership with developers to overcome demonstrable viability constraints.

Rebecca Schofield, partner and head of the Yorkshire industrial team at Knight Frank, which is marketing the development on Everill Gate Lane, said: “The council’s Property Investment Fund has helped a number of schemes come forward. The council continues to work proactively with agents and commercial property developers to stimulate speculative high quality industrial developments across the borough, to ensure that a pipeline of new premises is available to occupiers looking for space in the area.”

Unit C offers a detached 33,000 sq ft unit with 10m eaves, fitted first floor office accommodation with WC, shower facilities, and secure yard. Block A & B offers 10 units of 1,740 – 3,190 sq ft which could be combined to accommodate larger requirements. The units will feature glazed personnel entrance and full height roller shutter loading doors. All units are fibre enabled.

“These new premises will help entice new businesses to the borough, support the expansion of existing businesses and help the council to continue to grow the local economy. We’re supporting the development as part of the second phase of our nationally recognised Property Investment Fund programme”.

Everill Gate Business Park fronts onto the A633 Valley Way offering direct access to the A6195 Dearne Valley Parkway and easy access to J36 of the M1 motorway and J37 of the A1(M).

The surrounding area is an established commercial location home to a mixture of industrial and manufacturing requirements including Cranswick Convenience Food, Freshpak Chilled Foods, LNS Turbo and Coal Regeneration Trust. A Premier Inn and Cortonwood Retail Park are also nearby.
