A new £2.9 million commercial scheme has been completed in Exhall which could support in the region of 50 to 100 jobs when fully occupied.

Deeley Construction has delivered the 19,824 sq ft development of five light industrial units on the long-established Bayton Road Industrial Estate.

The new scheme is on the corner of Brindley Road and Bayton Road, with excellent links to Junction 3 of the M6, Coventry and Nuneaton via the A444 and the wider motorway network.

Brindley Court is providing new small unit space into the market where supply is limited, and units range from 3,520 sq ft to 5,489 sq ft.

Deeley Construction, which celebrates its 90th year in 2026, has built the units to a high sustainability standard, achieving a BREEAM Very Good rating.

The units are future proofed with photovoltaic panels and battery storage to generate and retain renewable energy, with the development also featuring 10 electric vehicle charging points.

Through the construction process, efforts were also made to reduce wastage, with some materials from the buildings that were demolished on the site used in the construction of the new modern light industrial units.

The development is designed to support a wide range of businesses, including organisations across the manufacturing and logistics sectors.

Brindley Court is being marketed by commercial property consultants ehB Reeves.

Matthew Lynch, Commercial Director at Deeley Construction, said: “It’s brilliant to see Brindley Court completed, bringing a brownfield site back into use with modern units that will create new employment opportunities in Exhall.

“These units give local businesses the room they need to grow on an established estate with excellent transport links.

“Building new employment space in Coventry and Warwickshire has been part of our business for many years. As we mark our 90th year, it is great to be adding to that track record with a scheme that will support jobs in the area.”

Oliver Shelley, Surveyor at ehB Reeves said: “Brindley Court provides quality future proofed space for industrial and business uses, situated in an accessible and strategic location with excellent road and transport links being close to Junction 3 of the M6.

“Having an excellent eaves height of 6m and large paned windows the units benefit from a spacious and bright feeling.

“With reinforced concrete floors, level access loading doors and EV charging infrastructure, the buildings will appeal to tenants looking for modern and premium energy efficient premises.

The units are suitable for a variety of uses, under Use Classes E(g), B2 and B8, and are priced on £13 per square foot per annum (excl.)”
